QuikTrip to relocate at I-75 exit 218 in McDonough - Moving Henry Forward

QuikTrip service station has plans to build a new store front at I-75 exit 218 / state route 20 in McDonough replacing their existing store built in 2001 at the corner of Willow Lane. The new gas station is located on the site of the former Ruby Tuesday restaurant and Waffle House.

The McDonough city council approved a rezoning of the Ruby Tuesday and Waffle House tracts from C-2 (central commercial) to C-3 (highway commercial) on Monday, October 19, allowing for the construction of the gas station to proceed forward. The properties were annexed into city limits in August and October 2019.

At the time of annexation one year ago, Matt Boone of ForCAST Real Estate Development had proposed redeveloping the site with a Dunkin fast food building with drive-thru, multiple tenant building featuring My EyeLab and a fast casual restaurant, and Valvoline Express Care oil change station. QuikTrip entered the discussion in early 2020.

Now, QuikTrip will redevelop the vacant properties for a new store and ForCAST Real Estate Development will instead develop their concept at the existing service station beside Willow Lane. The existing QT is not expected to close until after the new store opens in 2021.

QuikTrip has proposed to maintain the existing two curb cuts off state route 20 for vehicle access and add a third curb cut off the Walmart access road, located across from Arby’s driveway. The new construction does not affect the upcoming installation of a diverging diamond interchange at the interstate exit. No additional right of way was required for the DDI project.

Zoning conditions for the new QuikTrip are modeled after the RaceTrac service station built in 2018. Conditions include requiring the building exterior to consist of four-sides brick, stone, composite board, metal and / or glass; monument-style ground-based signage and a landscape strip along the public right of way.

In July, the city council approved a similar redevelopment project for RaceTrac service station. That project, located on state route 155 between I-75 and King Mill Road, will redevelop two properties first constructed in 1970.
