Preliminary site preparation and construction work are underway for another retail business venture just off Exit 8 of Interstate 24 — further pointing to the Hankook Road segment of Rossview Road entering a period of significant growth and change.
Exit 8 is nowhere near developed to the extent of the other key I-24 exits in Clarksville-Montgomery County, but with a retail strip mall joining a convenience store and two fast-food restaurants already in operation, there are growing hints that it someday could be.
The latest construction is associated with a confirmed city building permit for 1556 Hankook Road, where C&H Center Retail Shoppes is going up with a $700,000 construction permit value.
The site is next door to a new Sudden Service convenience store owned by Springfield-based fuel distributor Hollingsworth Oil Co. Spokespersons there said they are expecting a strip mall with various retail lease tenants.
On the opposite side of the new strip mall site is the 300 acres that the city of Clarksville owns, where a sprawling family athletic complex is someday planned.
Across Hankook Road from the site is the southern entrance to the Clarksville-Montgomery County Corporate Business Park, and fronting the industrial park are retail lots subdivided by the city-county Industrial Development Board. Two of those lots are already occupied, by a Burger King and Popeyes chicken.
A hotel has also been envisioned for the general area.
Frank Tate, executive director of the IDB, said the new retail strip center is across the road from the industrial park and therefore his office has no involvement in the project. But the entire area has been targeted for limited retail serving employees of the industrial park as well as Rossview-area residents and motorists on I-24.
